In Colorado Springs, homes are selling at app 96% of their original list price. We are 1% below the number of homes we sold (single family, El Paso County) last year. And there are 3.81 months worth of homes on the market.

This data indicates a seller’s market.

But what’s happening just one layer back?

If we look back at the 30 days back from today this time last year, we see there were 843 single family homes sold in El Paso County. There were 268 that were withdrawn, cancelled or expired – let’s call them “Ghosts”.

In the last 30 days back from today, there have been 819 single family homes sold in El Paso County. There were 442 that have been withdrawn, cancelled or expired.

The Ghost Ratio increased from 43.7% to 54%.

While the average sale price has increased by app $7K from $561K to $568K, the amount of homes that didn’t sell has increased 10.3%.

What does this mean?

More and more people are unable to sell.
